Following these steps will help you prepare so you can get organized and sell your home for the best price possible.
Step 1: Work with Me!
It is my job to protect, guide and negotiate hard for you. I will help you avoid costly mistakes and spot opportunities for greater savings. I will guide you through the following 9 steps!
Step 2: Clear Direction
Before we talk bedrooms or backyards, we start with you. Lifestyle, timing, monthly comfort, all because long-term plans matter more than square footage.
Step 3: Prep, Plan, Action (What’s worth doing – and what’s not)
From decluttering to light touch-ups, and staging guidance. We help you focus only on what impacts value (no wasting money) and highlight special features so buyers can envision themselves in the space.
Step 4: Professional Marketing Launch (sign in the yard, it’s time)!
Using professional photography, video, and more- we’ll create the local buzz with maximum online exposure using social and traditional media avenues. We’ll execute our custom buyer outreach and introduce your home with intention.
Step 5: Showings and Open House
We create the momentum, assess the feedback, suggest adjustments when needed, while keeping you informed every step of the way.
Step 6: Evaluate Offers
Price is just one piece. We walk you through terms, timelines, contingencies, and buyer strength so you can choose the best offer – not just the highest. You may consider a counter-offer or offer other ways to bridge the gap. Negotiations are our strong suit.
Step 7: Open Escrow
Once you agree on an acceptable offer, escrow will open – inspections and appraisals are ordered. We manage the requests, negotiations and deadlines to protect your bottom line.
Step 8: Appraisals, Loans and Inspections
We stay closely involved to ensure the home value supports the agreement, the buyer stays on track with their performance and negotiate repairs requests (if any).
Step 9: Contingency Removal
Exciting times – once buyer contingencies are removed, we are in the home stretch with confidence.
Step 10: Final Details, Close Escrow, Hand Over Keys
The buyer will do their final walk through. Once funds are received, title will record and escrow will officially close. New owner receives possession.
