Our Step-by-Step Home Buyer Process

Buying a home is one of the most exciting milestones of your life. To prepare yourself for this moment, you need to know what to expect during the process. This step-by-step first time buyer’s guide created by Tracie Everett will help reduce the stress of buying a home and help you enjoy the journey as much as possible.

Step 1: Clear Direction

Before we talk bedrooms or backyards, we start with you. Lifestyle, timing, monthly comfort, since long-term plans matter more than square footage. This will give you valuable insight when it comes time to making an offer.

Step 2: Work with Me!

My job is to protect you, guide you, and negotiate hard for you. I will help you avoid costly mistakes and spot opportunities for greater savings. I will show you what the paperwork looks like and what to expect. Your journey begins!

Step 3: Find your Power

Buying power that is! Time to talk with a lender who can get you pre-approved not just pre-qualified since this is where your buying power becomes real. They’ll review your income, credit and debt to income ratio so we can go shopping with confidence and sellers will take you seriously.

Step 4: Home Search

Now the fun part. I’ll arrange showings, we’ll tour qualifying homes, narrow the options and compare value – not just price. I’ll point out resale factors, future potential and be your resource for new builds as well.

Step 5: Strong Smart Offer

Once you have selected the perfect home – price is only one piece, terms, timing, contingencies, and strategy matter in getting your offer accepted, especially in a competitive market. I’ll show you what works.

Step 6: Open Escrow

Once accepted, escrow opens your good faith deposit is submitted (fully protected by contingencies).

Step 7: Inspections & Due Diligence

This is your investigation phase. Home inspection, disclosures, and reports will be reviewed and discussed. We may ask for repairs, renegotiate if needed or move forward with clarity and confidence.

Step 8: Appraisal & Loan Approval

Your lender will order the appraisal and finalize your loan. I stay involved to keep things smooth and on track.

Step 9: Remove Contingencies

In most cases, your offer will be contingent on having the home inspected to ensure there is no major structural damage or large repairs needed. I can help you arrange this, and you can schedule it within days of making an offer. If there are no major issues, the process goes to step eight. If there is, you can renegotiate your offer based on what needs to be fixed, or you can withdraw it.

Step 10: Final Walk-Through, Close Escrow & Get Keys

Time to take the final walk through! Once the loan funds, title records…it’s official, you are now the homeowner!

Congratulations!

After signing the final paperwork to complete the purchase, you are now the owner of a new house. It may take a few days for your loan to be funded once the paperwork has been returned to the lender, but once that check is delivered to the seller, you’ll be all set to move into the home of your dreams.
